300k /ARR with cold email almost for free !
Step by step Guide and email copy
Hey everyone!
Wow, I didn’t expect so many people would be interested in getting a guide on cold emailing. Thanks!
As I mentioned, cold emailing was our new addition to our marketing and outbound strategy this year, and it’s been more successful than I could have imagined (kind of like the enthusiasm you’re all showing, haha).
For around $1,000, we generated $300k in ARR, all managed in-house, with probably a total of about 20 hours invested throughout the year.
Here is the guide in question
I know, I know—some of you were probably expecting a guide written by me 😉 But honestly, there couldn’t be a better or clearer guide than this one by Instantly.
The important thing is that you get the same results we did, right?
Well, when I found this guide, I had zero knowledge on the topic. I followed it on my own without any help, and two weeks later, I landed my first appointment to bid on a $4k/month contract.
What I look for when building my list
Once you've followed this guide, you should only need your email list and scripts before launching your campaign. The guide even suggests all this, but I want to briefly discuss what's specific to our industry here.
Here are the criteria I typically look for when building my email lists :
Facility manager
Property Manager
Office Manager Owner
Co-owner President
VP ( if you need more but normally just use it once everything is done )
After that, the only other criteria I used were the geographic location and the number of employees. I typically choose at least 50 employees to ensure they have offices where they'll need cleaning services.
Finally, here's the sequence and scripts that I use.
My sequence always consists of 3 emails. The first includes the initial offer, and the next two are for follow-ups.
My strategy is the same as with cold calls: simple and straight to the point. We just want to be in the right place at the right time, especially with cold email, which is a volume game.
EMAIL 1
Hey X , In working with other facility managers, one of the key issues they face is the management of their establishment's housekeeping and complaints about it. In recent years, thanks to our unique management system, we have helped numerous companies (Ubisoft, Canac, Desjardins, MACH Immobilier, and many more...) to reduce their cleaning management, by being their main provider, resulting in greater satisfaction for their employees or customers, but most importantly allowing them to focus on what they are really good at. If this is also a challenge for you, let's organize a quick call. I would like to see how we could meet your needs. Looking forward to it.
EMAIL 2
I am following up on my previous email, as I have not received a response from you. If it seems relevant to discuss, please let me know your availability. Otherwise, could you please indicate the appropriate person with whom I should speak regarding the cleaning of your establishment(s)? Thank you for your help.
EMAIL 3
Hey X , At this stage, I assume that reducing complaints about cleaning is not a priority this year. Please do not hesitate to contact me when this changes. I would very much like to work with you. Looking forward to it.
Benchmark
In terms of knowing if your campaign is working or not, here is what you should expect:
Open rate ; 50% +
Reply rate ; 5%+
Positive reply rate ; 1%+
For comparison, if I take all the campaigns we've conducted, I have an average open rate of 64%, a reply rate of 9%, and a positive reply rate of approximately 2%
If this task seems too complex for you, a partner and I are currently in the beta/testing phase for a cold email agency we’re planning to launch in the next few months.
If you'd like us to handle your campaigns, the advantage is that during the beta period, we’ll only charge based on the leads generated plus a small setup fee.
Just DM me on Twitter for now, and we’ll see what we can do!
Cheers !!
